Village requests exploratory ideas on golf course facility

Deadline to submit is Dec. 4

The Bellport Village board of trustees put out an exploratory request for interest for a “restaurant, catering & hospitality opportunity” at the Bellport Golf Course.

The request is for conceptual ideas and not formal bids or proposals. As such the Village is not “to proceed with a formal solicitation, enter into a lease, or enter into any other agreement.”

In the formal application the village said they sought interest from “experienced restaurant, catering, hospitality, event, and related operators regarding the future use of a distinctive Village-owned facility located at the Bellport Country Club.”

“With the current lease expiring in May 2027, we felt this was an appropriate time to explore potential interest in the facility. We’ve reached out to restaurant and catering operators, including our current operator and have set a December 4 deadline for responses,” said village mayor, Maureen Veitch.

The popular course is approximately 98 acres with a 20,000-square-foot with a two-story building currently in construction and expected to be available for tenants in mid-2027.

Built in 1963 by golf architect Seth Ryanor, the course, located at 40 South Country Road, includes a combination of restaurant, commercial kitchen, catering, event, and gathering spaces.

The facility is presently used principally for weddings, catered events, private functions, restaurant service, and golf-related activities.

The course itself hosts an average of 12 to 15 golf events/tournaments.

A representative from the current catering company could not be reached for comment.

“The combination of its waterfront setting, established recreational use, event facilities, commercial kitchens, outdoor spaces, and ample parking presents an unusual opportunity for an experienced operator to establish or expand a restaurant, catering, hospitality, or event-oriented business,” said the Village.

The parameters of the business requested were purposely described in broader terms to encompass the board’s openness to different “creative concepts” that complement the course by applicants.

Currently, there are three distinct event rooms that can be combined for a larger space. The commercial kitchen is fully furnished with the capacity for catering for substantial events.

There is outdoor patio space that looks over a landscaped garden area of approximately 40 feet by 30 feet. This has been used in the past for wedding ceremonies.

A portion of the first floor is currently occupied by the seasonal restaurant, Peter’s on the Green. Generally operating from mid-April through December, the restaurant primarily serves breakfast and lunch.

The second floor contains an additional hospitality and event space of approximately 4,000 square feet, with capacity for approximately 100 guests. The remaining portion is the catering hall and clubhouse. This level includes: a bar, dedicated kitchen/service facility, restrooms, elevator access, and a balcony overlooking the golf course.

For this stage in the process, the Village is “seeking to better understand market interest, potential operating concepts, and how experienced operators might envision using the property.”

Interested parties are invited to provide a brief description of:

  • Their organization and relevant experience
  • The concept or potential use they would envision for the property
  • Anticipated space and operational needs
  • Any preliminary improvements or modifications that may be contemplated
  • Initial questions, considerations, or requirements that could help inform a future leasing process

Interested parties can send the requested information to:
