Thirty-two affordable single-family homes planned

The Long Island Housing Partnership plans to build 32 affordable, single-family homes in North Bellport for first-time homebuyers through a partnership with the Town of Brookhaven. The homes will be built on Ecke Avenue.

The development, announced by LIHP, Brookhaven Town supervisor Dan Panico and councilman Michael Loguercio, is the latest affordable housing initiative slated for North Bellport. The Town of Brookhaven earlier this year received a $4.5 million grant from New York State’s New York Forward program to revitalize North Bellport.

D&F Development Group is planning to build a 96-unit affordable apartment complex called Alegria South, north of Montauk Highway and west of Station Road in North Bellport, that will include space for a Bethpage Federal Credit Union branch. D&F also developed the 70-unit Gleneagle Green apartments, also in North Bellport.

The Ecke Avenue homes are expected to be completed in 2027.
Each will be about 1,800 square feet and include three bedrooms and two full bathrooms. Each also includes a one-bedroom, one-bath accessory apartment.

The sales price for the homes hasn’t been set yet, said Alison Karppi, Town of Brookhaven commissioner of housing and community development.

Brookhaven’s Department of Housing and Community Development will provide HOME funds for the project and possibly Community Development Block Grant funds, according to a press release announcing the project.

“I have made it a priority to help create a better tomorrow and better future for the communities in Brookhaven that have faced substantial issues for far too long,” Panico said, in part, in the release. “This new housing will complement our past and future efforts and will be by no means our last. Whether it be true transit-oriented development and revitalization in the area, improving the park system, and access to housing, we are making real differences for the people.”

In addition to funding from the Town of Brookhaven, Suffolk County will provide funding for infrastructure. LIHP also plans to pursue funding from the New York State Affordable Housing Corporation, as well as grants.

The Ecke Avenue homes are the latest in a series of affordable housing developments in the Town of Brookhaven on which LIHP and the town have been partners.

To date, 68 new homes have been built, 14 rehabilitated, and 10 more are in pre-construction.
