Affordable apartment complex includes credit union branch

The developer of Gleneagle Green apartments in North Bellport is planning to build a 96-unit affordable housing complex, which will include space for a branch of Bethpage Federal Credit Union, something area residents have long asked for.

The developer, Levittown-based D&F Development Group, has applied to the Town of Brookhaven Industrial Development Agency for tax breaks for the $70 million Alegria South apartments. The complex will be located north of Montauk Highway and west of Station Road, near the Boys & Girls Club of the Bellport Area and the Bellport LIRR station.

The developers are seeking a sales and use tax exemption of $2.54 million, a mortgage tax exemption of $373,399, and a 30-year Payment in Lieu of Taxes (PILOT) agreement, the details of which are yet to be determined.

The 96 units will include a mix of one-bedroom and three-bedroom apartments with rents expected to start at around $1,300 for a one-bedroom and go up to about $2,000 for a three-bedroom unit, D&F Development member Peter Florey said. The complex will be located in the South Country School District. It would have its own sewage treatment plant.

Florey said the developers are also looking at a site near the complex to build a grocery store, which he said is “still very much in the plans.”

Construction is expected to take between 20 months and 24 months. If the developers break ground next summer, the apartments could be completed in 2027, Florey said.

There is a strong demand for affordable housing in the area.

The 70 units at Gleneagle Green, which received tax incentives from the Brookhaven IDA, leased quickly when the complex opened two years ago. There is currently a waitlist of almost 300 people, Florey said.

D&F plans to apply to the New York State Department of Homes and Community Renewal for funding for the project. The Brookhaven Industrial Development Agency will schedule a public hearing at which the public can weigh in on the developer’s application for tax incentives.

Florey said his company plans to hold a series of community meetings following the summer to introduce the project to the community.
